FROM A POTENTIAL SPORTS FACILITY DEVELOPER WHO WANTS YOUR INPUT...

Nice speaking with you again. As I stated in our conversation, I would be interested in using the Westchester Golf Range on Dobbs Ferry Rd.as a place to build this sports and recreation facility. Included in this would be an indoor basketball and soccer/lacrosse facility, health club (relatively small in size) and outdoor fields along with a scaled down golf range. The traffic would not be excessive, fields would be offered to the Town rec dept., health club memberships for local residents would be heavily discounted and hours of operation would be reasonable. We could run clinics, a sports camp during the summer months. The plan would include buffers so as not to make the facility stand out and enough parking offered so cars would not line the streets.
As you know, there is a major shortage in the town and county and this would help offer relief to both as well as to offer a teaching and practice facility to our kids, senior citizen, classes on issues that are relevant to society (i.e. obesity) etc. We could hold local tournaments that would be limited in size.
I hope the residents around the property site can appreciate what I am trying to do and will accept a proposal such as this one.

What a great idea. Anything besides another passive park is welcome. The overuse of the East Rumbrook field has destroyed the lower field for baseball. What was once a premier park is now an eyesore!!!

Sell Rumbrook Park before you start throwing away more and more money.
What does a sport facility have to do with tthis church. The residents have spoken they do not want it because of the extrea trafic it will generate.
There are too many churches in that vicinity.
Once the library and the medical center is finished that area will be a total disaster.
Yes services take place on Sundays alone.
Go thru that area on sunday and see what you encounter.

The Town had to make a case in Federal court as to why the Church/School is not allowed. My guess -- whoever loses will appeal. Welcoming a sports facility which will generate traffic, need fire trucks, etc. would seem to be inconsistent with the Town's position.

I don't think that Dobbs Ferry Road can handle more. What about putting it up along Grasslands Road?

gRASSLAND RD, WOULD BE PERFECT BUT MAYBE THE FOLKS IN THAT AREA HAVE SOMETHING TO SAY.
Where ever it goes it will generate traffic but this place would be perfect. There are no churches as Dobbs Ferry rd.together with hartsdale ave.

It sounds like a proposal that is well worth exploring. Don't let the naysayers crap on it before they know anything about it.

It seems to be a private business and will not involve town funds. If that is correct, then consider it quickly. If town funding is involved then there are a host of problems that have to be considered.

The original posting must be a hoax. The property in question, Westchester Golf range is under contract to be sold to a developer who has already presented plans to the Town Board (in April 2005), no doubt preliminary, for a senior housing complex (not affordable housing) but for childless individuals over 55 or 60 years of age. Unless that contact has been voided, this poster is way too late. The purchase price as I recall was for about $10 million.

Hey Paul enough with these parks .wedo not need the golf course for another center. Developers want this land to build homes.
Why are you too getting to the point of no more developments.
We need funds not only for this coming year but for the years to follow.
We do not need this therefor the residents of Greenburgh should say no to this plan.
Your plans should be thinking incoming revenue not something off the tax roll.

The old deal is dead for a housing deal. Traffic will be at a minimum as is close to the highway as to divert it away from the homes. Revenue to the town will be realized as it is a private venture. Town does not have any downside and would not put money into a private venture. Tax money will be realized. Fire trucks, get real. Grasslands is not a buildable site as it was once pursued by the County and no one would touch it. This will generate money for the town, help the rec dept and has nothing to do with the golf course, only the golf range which as I understand will continue in business. This sounds like a great idea and should absolutely be looked into as it is desparately needed. Who needs more homes, more influx of kids into the school system and little tax money generated. There are no churces that would be affected and that usually would only be on Sunday mornings anyway. Why is it that when a good idea comes our way the naysayers come out in droves against a great project. Finally a great idea, desparately needed facility and we want to squash it. Think for once about our children, our health and all the good that comes out of this and at no costs to the tax payers. Stop being so negative. Go for it. We need this!

Yes as nthey always say no cost to the tax payer.
who are they kidding.
We need development for tax purposes.
Our taxes will keep going up every year which means many will go into foreclosure.
How many centers are needed in this town?Is this sport developer going to put this up and work it without making money off of the residents?
Come on this is a joke.
No one works for nothing today.
There has to be a catch some where along with this plan.
Will this be another center off of the tax role?

Of course this will be a for profit operation but the town will tax the operation and will benefit from it just like any other community business. And at no expense to the community. What is wrong with that?

As stated before by someone, Grasslands is NOT a buildable site. It has large drop offs, no sewers, electricity or any infrastructureonce. Offered by the County no one showeed any interest including the developer mentioned and the County can repossess the property anytime. ortune to develop Why would anyone invest in that? It won't work there as not suitable for development.
